Four phases, one short trip up the Grand Parkway
Grand Lakes is laid out in four phases across 1,250 acres straddling the Fort Bend and Harris county line, with Fry Road along its eastern edge, the Grand Parkway through the middle and Cinco Ranch immediately to the north. Phases One, Two and Three sit east of the Grand Parkway and Phase Four on the west side, which means the community has two quite different front doors. It makes no practical difference to this trip: from either side of the parkway, our Katy showroom on Kingsland Blvd is about ten minutes north.
A drive that short should change how you shop, because it removes the pressure to settle everything in one visit. Come once to narrow the showroom down to two or three mattresses, sleep on the thought for a night, then come back later in the week and lie on the finalists again with a clearer head. The beds that still feel right on the second visit are almost always the right answer. The people most likely to regret a mattress six months later are the ones who bought it in a single rushed hour.

Grand Lakes went up over roughly a decade. Development began in the late 1990s, the bulk of its 2,700-plus homes were finished between 1998 and 2008, and the result is a community that has settled: mature oaks, grown-in greenbelts, trails that look like they have always been there. That maturity is the whole appeal of the place. It is less of a virtue in a bedroom.
